The problem is two-fold:
You can’t afford flood insurance if your lender doesn’t require it which would have lowered the purchase price.
If your land was declared a flood zone after you bought it, you’re fucked if you have to add on the insurance.
The result is a lot of places that should be declared a flood zone, are prevented from being accurately labeled as such by the very people who live there or more accurately who own the property.
